PURCHASE

  • Driver’s license identification.
  • One month’s most recent paystubs 
  • Most recent 2-years tax returns, all schedules, W2's, 1099's
  • 2-month’s bank statements, all pages
  • If applicable:
    • Income statements for other types of income, such as social security, pension/retirement, disability, trust income, alimony, child support, and VA benefits.
    • Bankruptcy, Foreclosure, Short Sale documents if filed within the past 7-years.
    • Divorce documents showing responsibility of all liabilities, child support, alimony.
    • Home(s) not sold before purchasing:  Mortgage statement; tax statement; home owner's insurance policy; HOA info if applicable; and rental agreements.
    • Education loans:  Contact service provider for current balance, terms, and monthly liability.
    • Military: Statement of active duty, DD214, or certificate of eligibility.
    • Recently graduated from college, school transcripts and diploma. 
    • Less than 2-year work history, or if you have had multiple jobs in the past year.  Provide a short letter stating each employer, date started/ended, why you left the job, and discuss gaps in employment if applies.        

Refinance

  • Driver’s license identification.
  • One month’s most recent paystubs 
  • Most recent 2-years tax returns, all schedules, W2's, 1099's
  • 2-month’s bank statements, all pages
  • Subject Home, and any other homes You Own: 
    • Current Mortgage statement.
    • Recent tax statement.
    • Home owner's insurance policy
    • HOA information if applicable
    • If rental home, current rental agreement
    • Reserve funds are required when you have multiple homes, we will discuss.
  • Other possible docs: bankruptcy, foreclosure, divorce decree, job letter, VA eligibility letter, etc.
